This Blog is setup for Monterey Country Club residents to exchange comments, ideas, and concerns on areas of interest. It is setup by and for homeowners who are members of the Monterey CC but this website is completely independent of the Monterey CC Homeowners Association or Golf Course. The reason this Blog was established is to fill the void made when the current Board removed the HOA website MEMBER FORM leaving no medium for MCC homeowners to communicate/share their ideas, suggestions and concerns with other MCC homeowners.

PLANT HEIGHT RULES

    Judy Saccente in her letter to the Board stated very effectively the objections to the proposed PLANT HEIGHT RULES - RESTRICTIONS:

"As someone who takes morning runs around the complex and observes other side yards, I estimate that 90% have trees and plants that are above wall height, many of which would have to be removed at great cost to the homeowner in order to comply with the proposed rule.  Many courtyards also have such trees and plants.  Consequently this proposed rule change would affect many homeowners.  Although a few of these side yards and courtyards are overgrown and not well-maintained, most are quite attractive.  If the Board is motivated by a few offenders to punish all of us, I suggest that is not in the best interest of the majority of homeowners and that another solution could be found to deal with those offenders.

  2. I am in complete agreement with all of Judy Saccente's comments in her letter. I see absolutely no logic to any of the items a,b,c or d. Let's not ruin Monterey Country Club with some totally unneeded new rules.

With reference to the General Landscape Guidelines, paragraph e, page 45 of the document, I am concerned that the Board is trying to force homeowners to restrict the height of trees to wall height. We have just purchased a property and there is an olive tree in the corner as you enter our side yard. Currently it is about 8 feet high so it will not meet the criteria as set out in this proposed change. We are not in residence at the moment, we are snowbirds, but, plan to have this tree professionally trimmed this fall. But, it makes no sense to try and cut it back to wall height. We would have to remove the tree. It is a beautiful tree. Why do we have to destroy it? I agree that there is a problem in some areas with out of control growth, but, does this mean that we have to destroy healthy trees? Is there not a better solution out there?

    As others may be, we were very concerned with the message of the email below. However, there may be a misunderstanding. Although item e on page 45 would be a problem if ‘plant material’ includes trees, item E8b on page 49 is more explicit. ‘Plant material, other than trees, in courtyard or sideyard cannot exceed height of surrounding walls or gate’. Thus trees seem to be protected, a very important issue since trees are one of the beautiful distinguishing characteristics which led us to Monterey 16 years ago.

    We suggest that there are perhaps a few other reasonable exceptions to the proposed rule, for example tall cacti.

  5. Just returned to Vancouver from MCC and it seems that there is a lot of concern regarding proposed rule changes resulting in the dispute between the "VIEW" faction and the "PRIVACY" faction in our complex.

    Although we believe that privacy trumps view all owners concerns have to be considered.

    Having said this we are dismayed that our HOA committee is considering allowing an 8 foot high by 4 feet distance from roof driplines to attempt to satisfy the privacy supporters. This combined with a reduction from 48 inches to 36 inches high after the 4 feet from driplines is not acceptable to us.

    The 4 foot high limitation should be maintained to within 3 feet of the front patio wall....... or the 8 foot high allowance should be increased in length to 8 feet from the dripline instead of 4 feet.

    Then we can all have a view without intruding into our neighbours privacy or gazing into their kitchens!

    We believe that no trellis or other support system for an 8 foot high planting will be allowed so how will such plants/hedge be secured during the winter wind storms?

    In our opinion our HOA leadership is opting for view without due consideration for privacy.

    As one of our neighbours stated "why would my neighbour need to see into my patio or kitchen window"
